What is TESSA?

TESSA, or Technology Enabled Solutions for Sustainable Architecture, produces feasibility studies for multifamily homes in minutes, providing certainty on what can be built, and how much it will cost, on any given plot of land. 


TESSA automates the generation of optimised multi-family housing schemes of between three and 25-storeys in height. It produces feasibility studies in minutes, with corresponding costs plans for each solution. 


Once briefing requirements including unit mix are input, the software generates optimised Design Options in real-time, each of which is compliant with building regulations and supported by accurate engineering and cost data. The Design Options can be explored, compared, saved, and exported to Revit or PDF to be shared with other consultants and the authorities.  

Outputs include optimised massing for a given site; detailed internal layouts, including area schedules and 3D visualisations; floorplans; scope A1-A3 embodied carbon calculations; and a detailed cost plan.  


Technical accuracy is possible because designs are based on the Modulous proprietary Kit of Parts, which is a set of assemblies, manufactured within the supply chain, that provides a high-performance modular housing system. The Kit of Parts has a fully digitised equivalent within TESSA which is used to create standardised units. These are in turn aggregated by the software’s algorithms to generate design solutions that meet brief requirements.  


TESSA not only speeds up processes, but it also minimises risk and improves accuracy. Many Design Options can be evaluated simultaneously on a given site, and as these are enriched by appropriate analytics, higher quality solutions can be found more quickly.  


Who can use TESSA? 

TESSA 1.0 is designed for public and private sector landowners and developers and is of particular benefit to stakeholders with multiple sites to assess. It is simple and intuitive to use, and no specialist design skills are required.  This release provides compliant solutions for any UK site, and it will be followed in September with TESSA 2.0, which also covers the west coast USA region.  

 

TESSA will continue to grow in functionality, with an enhanced design editing capacity and improved rendering outputs also on track for TESSA 2.0. The ultimate ambition is for TESSA to provide a truly end-to-end solution from feasibility, through design and approvals, and on to procurement and delivery, and then to monitor performance in use. While design options are currently based on the first Modulous Kit of Parts, further systems by Modulous and other providers will be incorporated to create a true marketplace for the optimised supply of high-quality sustainable housing.
